5 Signs Your Flat Roof is Failing (And How to Fix It)

Out of sight, out of mind. That is the approach most homeowners take with the flat roof over their garage, dormer, or extension. Because you can't easily see it from the ground, minor wear and tear is often ignored until a brown water stain suddenly appears on the kitchen ceiling.

Older flat roofs were typically installed using layers of bitumen and roofing felt. While effective at the time, these materials degrade. If your flat roof is over 10-15 years old, you should be checking it twice a year.

Here are the 5 undeniable signs that your flat roof is failing and needs professional attention.

1. Ponding Water

A "flat" roof isn't actually perfectly flat. It is built with a very slight incline (a "fall") to allow rainwater to run off into the guttering.

If you look at your roof 48 hours after it has stopped raining and there are still large, stagnant puddles of water sitting in the middle, you have a problem called ponding. This usually means the timber decking underneath the felt has absorbed moisture, weakened, and begun to sag under the weight. This stagnant water will eventually find its way through the felt seams.

2. Blistering and Bubbling

If your roof looks like it has a skin condition, with raised bubbles or blisters across the surface, the felt has failed.

Blistering happens when moisture gets trapped between the layers of felt (or between the felt and the timber decking). When the sun heats up the roof, this trapped moisture turns to vapour and expands, pushing the felt upwards. Do not try to pop these blisters yourself! Walking on them or popping them will create an instant hole for the next rainstorm to pour through.

3. Cracking and "Alligatoring"

Over years of exposure to UV rays, the bitumen (the tar-like substance holding the felt together) loses its elasticity and dries out.

When the roof expands and contracts as the temperature changes from day to night, this dried-out felt can no longer stretch. Instead, it cracks. Often, the surface begins to look like the cracked skin of a reptile—a phenomenon roofers call "alligatoring." Once a roof starts to crack like this, it is no longer waterproof and is at the end of its life.

4. Excessive Moss and Plant Growth

While a tiny bit of green moss on a roof isn't an immediate cause for panic, a dense, carpet-like layer of moss, algae, or even weeds growing out of your flat roof is a major red flag.

Moss acts like a sponge, holding rainwater against the roof surface long after a storm has passed. Worse, the roots of these plants dig down into the seams of the roofing felt, prying them apart and creating direct channels for water to enter the roof structure.
